What is this Project?

The Schkam IR2 Subdivision Feasibility Study explores potential options for adding more affordable housing at Schkam IR2.

Within IR2, all existing lots are in the process of being built out and/or are already occupied. Chawathil faces challenges to meet its current housing demand due to a shortage of available units for its community members. Although 31 units have already been funded through BC Housing, Chawathil leadership is cognizant and recognizes the need to continue to develop new housing. As such, this subdivision feasibility study will focus on the evaluation of three proposed subdivision locations determined through previous efforts; specifically, work completed as part of Chawathil’s 5-Year Housing Strategy. The study will evaluate and compare subdivision locations recommended for development with respect to development capacity, required infrastructure, constructability, and cost. The scope includes assessing suitability of the proposed housing development, identifying required works, and developing concept plans showing a potential lot and infrastructure layout. The project is a continuation of Chawathil’s initiative to provide housing to meet the current and future needs to its members.

How Has the Community Been Engaged?

The community has been engaged through various engagement sessions through the Housing Needs Assessment, 5-Year Housing Plan, and the housing survey where community members were able to vote on the housing need.

How Will the Community Be Engaged?

Further engagement will occur in Summer 2025 to review and present the refined concept of the preferred subdivision option. This will be an opportunity for community to ask questions and refine the proposed preferred subdivision concept.

What is the Project’s Expected Timeline?

The project has a completion deadline of July 31, 2025. Key milestones include:

• Field Activities (Geotechnical Assessment, Archaeological Assessment, and Environmental Assessment): April 30, 2025

• Subdivision Concept Plans: May 31, 2025

• Draft Feasibility Study: June 30, 2025

• Project Completion: July 31, 2025

Following the completion of the Feasibility Report, the preferred development area will be advanced to design and construction.
